Factors that Contributes to Cost of Building

1) Location
The location of a building inadvently contributes a lot to the high/low cost of building. The Nigerian case for class has a long way of affecting cost of building generally, especially Lagos.
What happens in our urban areas is class segregation, a case whereby you were once poor and fits for the slums and outskirts or other areas that are less prime, and suddenly your economic purse changes, the first thing that happens to an average Nigerian is to relocate. Why? because he believes that is where is class is, the only place fits for his children’s education, his business e.t.c
There is the general belief that when you move among the high and mighty yourself, you get more connected to where money is, and the probability of getting contracts is there. But people fail to realise that you can connect to anybody and makes friend more easily in today’s ICT age without relocating.
Hence you see when a place is designated as Government Reserved Area, what usually happens is the influx of the rich and this turns even a terrible and non-developed land atimes to prime lands overnight just because of class and oppressive nature of the rich. The building artesans/workers ends up charging more when you are building in those area because of the influx of moneybags. So you will end up spending more money and you won’t get the land cheap either.
(2) Type or Nature of Soil

To Build A House or To Buy New Which Is Better?

Buying a land or building your house afresh which will you prefer? Not a few people have reached crossroads over this decision, side by side we will consider the advantages of one over the other.
1)Ongoing building may collapse .A standing house may not likely collapse, for one it is standing for the period of you acquiring it.
2)Substandard materials may have been used for a standing building while you can actually monitor materials used for an ongoing project.

The plan above is for a 2 bedroom bungallow, so we are going to start from the basics having in

i)The lenght of a block is 0.45m or 450mm or 18″
ii)The width of thickness varies -150mm or 6″ and 225mm or 9″ which are most common.

Calculating Reinforcements or Iron Rods in Raft Foundation

Image 1, shows beams of section 1-1,2-2,,4-4 and 5-5 but for this purpose we are going to assume that section 2-2 is used for the entire raft.

Lots of people are considering building their houses around water bodies and the large portions of the highbrow areas in Lagos state are waterlogged so the demand for raft foundation is high.
Starting with image 1 section 2-2 the dots represents the iron rods runners, these are usually the thicker of the rods and they lay them to run round the rings of the raft foundation in this case it is a 16mm rod in 9 places.
The ring which is usually the thinner one is represented by the thick line forming a rectangle of 1100mm x 225mm just as shown on the drawings.

Before you begin at all or planning to do anything is better you know what is involved on that thing, and in your plan know how much you are going to spend,and you need to know the numbers of people you’ll be using so that you don’t end up paying people on your site that didn’t work for the day. To get a building constructed can be very easy if you follow these steps I will be explaining to you.

There are stages in building constructions that you must follow and requirements of labor varies but have it in your mind that anybody you bring to your site, work or not, they will have to be paid. And in case your first plan doesn’t work you can try another one.
